Landlords

A tenant you can rely on.

Every tenant screened the same way, every move-in inspected and signed, and the rent paid to you or to PayProp, never to us. Choose the care your property needs.

McBeth Kings is not VAT-registered, so no VAT is added. PayProp's charges are included in our fee. There are no other charges to you, and tenants pay us nothing. Leaving Rent collection or Full care takes one calendar month's notice, with no penalty.

Where the money goes

Your rent never passes through our hands.

McBeth Kings holds no trust account. With Placement, the tenant pays the deposit and rent straight into your account. With Rent collection and Full care, the tenant pays PayProp, a registered payment processing agent, which pays you out each month after our fee and sends us both the statement.

The deposit belongs to the tenant until the lease ends. It is kept in an interest-bearing account and the interest is the tenant's. When the tenant moves out, the refund follows the Rental Housing Act's deadlines, against the inspection both of you signed at move-in.

How payments work

How it works

From the first visit to the keys.

01

A free rental assessment

What your home should let for, from homes nearby that actually let, and what you'd receive each month at each level.

02

Mandate and disclosure

You sign the mandate and the condition report the law requires for leases. Nothing is advertised before both are signed.

03

The right tenant

Every applicant is screened the same way: identity, income, references and a credit check, with their consent. Rent should be no more than about a third of their take-home pay. You make the final choice.

04

Lease and move-in

A written lease in plain language, and a joint inspection with photos and meter readings signed by both sides before the keys change hands.

Straight answers

What if the tenant stops paying?

We follow up from the first day the rent is late. The law gives a tenant 20 business days to put a breach right before the lease can be cancelled. If it comes to eviction, only a court can order it, and it takes months. We explain every step, and you decide.

Should I have rent-default cover?

Some landlords buy cover that pays legal costs or lost rent. It's your choice. We record what you chose in the mandate, but we don't sell it, recommend a product, or earn anything from it.

Do you let farms and smallholdings?

Not yet. Farm occupiers are protected by special laws that make these leases complex, and we won't sign one until we have an attorney-approved lease for it.

Can I meet the tenant first?

Yes. We recommend applicants to you with our reasons, and the final decision is always yours.

Free rental assessment

What should it let for?

Tell us about the property. We'll visit, look at what similar homes nearby actually let for, and send you a written assessment with what you'd receive each month. Free, with no obligation.

  • The advertised rent we'd suggest, and how long it may take
  • A suggested deposit
